Purpose of the Job: To provide maintenance on apartment project with responsibility for residential service requests, make ready's, and property curb appeal contributing towards resident satisfaction and increase in property value. Job duties will require medium to heavy physical demand. Maintenance Supervisor will need to use own tools for the performance of the job. Position will be on an on-call rotation. Major Duties Interviewing new maintenance staff members.Gathering and analyzing Capital Improvement documentation including bids for review.Continuously monitor operating budget versus actual expenditures.On-site training for all facilities personnel as needed and on going, including best practices for risk management.Ensure all Personnel is in compliance with all company policies and procedures, local, state and federal ordinances, including fire, building codes and permits.Determine quarterly bonuses based on property inspections, budget compliance, risk management an proper safety and health procedures, etc...Analyze all quarterly reviews and disciplinary actions to determine eligibility for annual pay increase for all maintenance personnel.Ability to discipline maintenance personnel up to and including termination in a professional manner.Facilitate and conduct on-site inspections for acceptance of new construction as well as maintenance on established properties.Conduct random unannounced inspections to ensure compliance.Ability to consult with upper management regarding any facility issues.Ensure all properties have the necessary supplies and equipment.Address any Personnel conflict.Address resident issues on-site with personnel and or resident.Act as a liaison between on-site staff and third-party vendors as needed.Negotiate pricing with vendors and new vendor set-up.Ensure all vendors complete requested work according to Company Standards.
